Answer: We recommend paying rent directly from your bank account through the TurboTenant resident portal. Bank account payments (ACH) are the most secure, reliable, and cost-effective way to pay rent. Debit and credit card payments are available, but TurboTenant charges a processing fee for card payments.

2. Why should I use my bank account instead of a debit or credit card?
 

Answer: Using your bank account helps you avoid the higher processing fees charged on card payments. The card processor currently charges a 3.49% convenience fee for debit and credit card payments. For example, on a $1,000 rent payment, the card processing fee would be about $34.90. Bank account (ACH) payments have significantly lower fees and are the payment method we recommend for most residents.

3. Can I set up automatic rent payments?
 

Answer: Yes. TurboTenant allows residents to enroll in AutoPay so rent is automatically paid each month. AutoPay can help prevent missed payments and late fees. We recommend setting up AutoPay using your bank account for the lowest processing cost.

Answer: The fastest way to report a maintenance issue is through the TurboTenant Resident Portal. Log in to your account, select your rental property, and submit a maintenance request with a description of the issue. If possible, include photos to help our team assess the problem.

2. What is considered a maintenance emergency?

Answer: A maintenance emergency is a situation that poses an immediate risk to people or property. Examples include:

  • No heat during winter months

  • Major plumbing leaks or flooding

  • Sewer backups

  • No electricity (when not caused by a utility outage)

  • Fire, smoke, or gas odors

  • A broken exterior door or lock that creates a security risk

3. How quickly will my maintenance request be addressed?

Answer:  Response times vary depending on the nature and urgency of the issue. Emergency requests are prioritized and addressed as quickly as possible. Routine maintenance requests are reviewed during normal business hours and scheduled based on urgency, availability of contractors, and required materials.

2. How do I set up online rent payments?

Answer: After creating your Resident Portal account, you can set up rent payments using either a bank account or a debit/credit card. We recommend paying directly from your bank account (ACH) to avoid the additional processing fees associated with card payments.

3. What should I do if I find an issue after moving in?

Answer: If you notice any maintenance concerns or issues with the property after moving in, please submit a maintenance request through the Resident Portal as soon as possible. Including photos and detailed information will help us address the issue quickly.

💡 Tip: To ensure a smooth move-out process and timely return of your security deposit, please provide proper notice, complete all move-out requirements, and return all keys on or before your move-out date.

1.  How do I give notice to move out?

Answer: If you plan to move out, please provide written notice according to the terms of your lease agreement. Notice should include your name, property address, unit number (if applicable), and your intended move-out date. Once notice is received, we'll provide any additional move-out instructions and next steps.

2.  What should I do before moving out?

Answer: Before moving out, please:

  • Remove all personal belongings from the unit.

  • Clean the apartment, including appliances, bathrooms, and floors.

  • Remove all trash.

  • Return all keys, garage door openers, and access devices.

  • Provide a forwarding address for your security deposit and any future correspondence.

Failure to complete these items may result in deductions as permitted by your lease and applicable law.

3.  When will I receive my security deposit?

Answer: Security deposits are returned in accordance with your lease agreement and applicable state law. Any deductions for damages beyond normal wear and tear, unpaid rent, cleaning charges, or other lease violations will be itemized and included with the deposit statement if applicable.

Please ensure you provide a forwarding address when you move out so your deposit can be mailed promptly.
